Why do we only charge a 1% commission and below for our listing services?

If you're thinking its because you must be getting less than if you chose another agent who charges you a full 3%, think again!! We believe you get even BETTER service, while saving thousands!!

So, why don't we charge 3%? It's simple. We're experienced at what we do and are able to service a larger volume of buyers and sellers, given the competitive nature of our business model. The process is efficient and professional. We have made what may be a complicated process to an agent with limited experience and resources, a more simple process for YOU.

We also strive to remain competitive in a real estate industry where consumers are overwhelmed with choices, but limited on understanding how the real estate agent can make the difference.

You may choose from the different listing programs below that suits you best. I recommend offering a 3% commission (paid at closing) to Realtors so they will market your property to their buyers. (This would be in addition to our fee, but only payable if a Realtor produces a buyer who buys your home.)

PLAN A - 1% Full-Service Listing:

ONLY 1% of your sales price at closing *minimum of $3,000 - only applicable for home sales under $300,000

The 1% commission is not a discounted service compared to other agents who are offering a 3% commission. I will represent you all the way through the home selling process just as any good seller's agent would, if not BETTER. Let me prove it to you! I recommend our Full Service Listing program to sellers who are not comfortable with all the documentation required or working with all the parties involved in the sale of the property. This plan is also desirable to the seller that has already moved away from the property and/or doesn't want to deal with taking any calls or answering the miscellaneous questions from prospective buyers and their agents.

The Full-Service Listing program includes the following, but is NOT limited to:

Home Valuation/Comparative Market Analysis: I gather and analyze a list of homes comparable to yours that have sold recently in your area, and recommend a listing price.

Home Walk-Through Analysis: I walk through the home with you and help identify items that may help improve showing presentation. A list of Home Repair and Improvement referrals may be viewed here.

MLS Listing (Multiple Listing Service): Entry of your home into the Austin MLS. Your listing data and images are then distributed and published on AustinHomeSearch.com and Realtor.com for public view.

A "Showcase Home" Listing on Realtor.com: Only a small percentage of Realtors are able to offer Showcase Homes, and not all enter customized descriptions. Standard Realtor.com listings have short descriptions generated by computer from information entered into the MLS (these descriptions are often confusing), and a single photo of the front of the house. Your Showcase Home Listing Includes:

  • Up to 24 digital photos.
  • A property description up to 250 characters.
  • A Headline for the front page of the listing.

National Listing Posting This Additional Exposure Engine is legendary for its ability to put your home in front of buyers. This posting will be viewable to potentially hundreds of other local real estate websites and dozens of the busiest real estate marketplaces on the web like Oodle, Trulia, Google, Yahoo! and NYTimes.com.

Pre-qualification of all prospective buyers: This is important to avoid tying up the property in a contract with a prospect that won't qualify for a mortgage. We can get them approved for a mortgage loan in less than 24 hours, and sometimes in 10 minutes. We can also run their credit for you. If we can't get them approved, don't waste your time!

Electronic Memory Keybox: Allows access only to Realtors when nobody is home, and keeps track of everyone who accessed your property and when.

Showing Reports and Feedback: Weekly Feedback Reports are emailed to you directly. In addition, I contact each agent who has showed your property individually to gather feedback on your behalf. Given the feedback, recommendations may be made to help market your property better.

Realtor.com Traffic Reports are also sent to you showing distribution, including the average number of times your property has been viewed in any given period

In addition to the above listed services, we also provide the following:

  • Act as the direct contact for all communication from Buyer or Buyer's agent to Seller and vice versa
  • Show the property to prospective buyers
  • Take all images of your property for the MLS and Realtor.com listings
  • Provide marketing materials tailored and printed for your property
  • Coordinate inspections, appraisals and handle any problems that may arise
  • Receive, review, and negotiate all offers
  • Advise on all aspects of the offer, and draft counter-offers
  • Make sure the contract is finalized in your best interest

PLAN B - $1495 Flat Fee Listing with Negotiation/Coordination (ONLY $495 due upon listing):

Includes everything in Plan C below, plus complete representation in all contract negotiations and documentation, as good if not better than what any 6% agent would provide. This program is ideal for people who are not comfortable with all the paperwork details, or are just too busy to learn about it or do it themselves. And for those who could do it themselves, but know the benefit of good representation.

The additional cost over Plan C just about always comes back to you several times over in the form of a higher negotiated sales price, lower repair costs after inspection (often a hurdle sellers don't expect where they give away more than they need to), and avoidance of small overlooked items that could easily cost more than $1,000. In addition, you get the peace of mind that comes with knowing that a professional is representing you and looking out for your best interests.

When you are appropriately represented, a negotiating advantage is achieved by the advocate position of your agent. For example, your agent can always say "my seller will never go for that" in the process of getting the other side to agree to better terms. This pushes hard for better terms without "closing the door", because your agent can always claim to "try to convince the seller" to agree to xyz. This process doesn't work if you deal direct with the buyer's agent. That's why top negotiators almost always position someone between themselves and the other side, whether it's an agent or an employee with a fancy title.

Another factor is that some agents can be difficult to deal with, especially if they claim it is improper for them to deal directly with the seller, even though we provide full consent. Negotiations in those cases tend to end up handled via fax rather than verbally, which can make the process more cumbersome. In short, this plan includes everything in PLAN C, PLUS the following:

  • Receive, review, and negotiate all offers
  • Advise on all aspects of the offer, and draft counter-offers
  • Make sure the contract is finalized in your best interest

Plan C - $495 Flat Fee Listing:

This program is ideal for "For-Sale-By-Owners", Experienced Sellers and Real Estate Investors who want exposure on MLS and Realtor.com, want control over the process, and wish to reduce or eliminate their real estate commission.

The Flat Fee Listing includes all of the following:

MLS Listing (Multiple Listing Service): I enter YOUR contact information so all Realtors with buyers deal with you directly. You decide how much you want to offer a real estate agent who brings you a buyer ("buyer's agent"), and I enter that in MLS with your listing information. I suggest offering 3% only because that's generally what it takes to get Realtor showings.

Direct Buyer Referrals: Best of all, any potential buyers who call us regarding your property are given your phone number and told to contact you directly! This gives you the opportunity to show your property to the buyer and avoid the 3% buyer's agent commission. The typical 6% agent would typically want to show a potential buyer the listing they were calling about and collect the full commission. Our role is to help you avoid the extra 3% commission, so we let you handle the showing and negotiations with the buyer yourself directly. The result: NO REAL ESTATE COMMISSIONS! (minus our $495 listing fee).

Other Options Available:

Contract Negotiation
I review your offer, advise on counter-offer, negotiate contract terms with the buyer's agent, prepare any necessary documentation, negotiate and advise on any requested repairs. Cost is a one-time fee of $800 per buyer. (All negotiations are already included in Plan A & B). This service is intended for sellers who originally chose Option C, and later decide they want more representation.

4 EASY Steps to Get Your Home Listed are as Follows:

Most people have questions, so usually the first step is calling. I am available 9am to 8pm 7 days a week.

A) Print out the 4 forms you will need to complete:

B) After you have completed the forms, fax them to the fax number listed on the top of the Listing Agreement.

C) If you have chosen plan B or C, you may pay via credit card. Click Payment for Services or you may also pay by check made payable to "Vallure Realty".

D) For MLS Listing Only, Please EMAIL me your description and up to 12 digital photos. I recommend sending at least 6.

Timing: If I have your paperwork prior to 5pm on any given day, I will enter your listing into the MLS that day. It is in the MLS database for all agents to see the moment I finish entering it.

It takes 1-2 days for your listing to appear on Realtor.com.
