How Can YOU Receive a 2% Buyer Home Rebate?
The concept is simple. Most buyers are already eligible to earn a home rebate, but simply don't know the option is available. Essentially, you search for your home via the internet or by driving through
neighborhoods of interest to narrow down your choices, and I will give you 67% of our
agency commission as a rebate on the home you purchase. This is normally 2% of the purchase price of the home you buy (i.e.) Let's say your home purchase is $375,000, then you're entitled to a rebate in the amount of $7,500!

You probably already know how to search for homes in your desired area, however, I am also available to help guide you in the most efficient and effective search methods. I may be reached 12 hours a
day, 7 days a week to answer questions. All listed properties are available for public view on the internet through various home search websites.

Once you have narrowed down the list of potential properties, we set up a time to show you the homes you were
not able to see on your own, if any. In most cases, clients have already seen the properties of interest or know exactly which property they would like to purchase, but just need an agent to
represent them through the process.
Next step, I write up your offer.
From this point forward, I will assist in negotiating, do all the paperwork, and represent you all the way through closing like any good full-service buyer's agent would.
Essentially, the rebate program is designed for those individuals that like to search on their own and are ready to purchase within a reasonable time frame.
The rebate is also designed for buyer investors alike. However, if you would like me to research and send you particular properties based on a set of criteria, the rebate is decreased accordingly.
Only if you ultimately decide to purchase a property I presented, is the rebate not applicable in full. As my
client I will work in your best interest and am willing to negotiate a fair rebate based on each individuals' circumstances.

Listings. As a full service buyer's agent, I will search for properties on your behalf daily and be available to show you any home of interest during your search.

*Please note that any home purchase under $200,000 may not be eligible for a full 2% rebate. Our agency commission minimum is $2,000. So,
let's say you purchased a home for $155,000, you would receive $2,650, instead of $3,100, an actual rebate of 1.7%.

How to Search & Find Your Perfect Home
Search listings and start a list of potential properties. Call the listing agents for any houses you have specific questions about that are not answered in the listing.

The best deals are normally not on the market very long. If you are hoping to get a steal, do your homework ahead of time and know what the property
values are in the area you are looking in. When a great deal appears, you'll know it, and you can jump on it without wasting any time.
To get a value comparison, drive the neighborhoods you are interested in on weekends and look for open houses.
Drive by the houses that seem like possibilities. You are likely to rule out 9 out of 10 properties based on something you notice simply from driving by.
Don't be afraid to peek in the back yard if there's an alley, or perhaps from a neighbor's driveway (without trespassing, of course).
Listing agents can be very accommodating, especially if they live in the area and have the home listed for a full 6% commission.
You can ask a listing agent to show it to you, but be sure and let them know you are working with an agent. Explain that your agent is not available right away,
and you are anxious to see it. Some will not be so cooperative once they know another agent is involved.
Although I must recommended against it, at times the listing agent was less than cooperative, one of our previous clients would simply ring the doorbell and ask if a
flyer was available for "this lovely home". Sometimes he would use other "opening lines", but he was always apologetic and humble, and it always worked.
Every time the owners were very friendly and invited him in to see their home!
To help you narrow down your list, let me look up the listings on MLS to see if there is any important information that you may not have access to.
How long the house has been on the market, the history of price changes, and specific comments to agents are examples of what is not available to the public.
Take detailed notes!! It's easy to get confused and forget what features you saw in what house after looking at a number of houses. One of our clients used to
snap a few pictures with his digital camera at some houses and then organize them on his computer to help him remember.
Buying a New Home from the Builder
If you are interested in a new home, getting the rebate is even easier.
All the major builders are happy to pay commissions to buyer's agents. They always have the commission built into the price, and they don't discount the house
if you don't use an agent. They want to be accommodating to agents because they want the agents to bring them more business.
The one thing you should do to avoid any possible difficulties is to let the builder know right in the beginning who your agent is.
Some builders, like Fox & Jacobs, will refuse to pay a commission if you don't mention the agent's name up front.

Occasional Questions
If we went straight to the listing agent, wouldn't they be willing to give us 2%? Or wouldn't the seller get a discount if we dealt with the listing agent or
talked to the buyer directly?
99% of the time, the buyer's agent's share of the commission is 3%. If you buy a house directly through the listing agent, all of that 3% will go into their pocket,
along with the other 3% they are probably getting for listing the property (total of 6%). Even if you deal directly with the seller, the standard 6% listing contract
states the listing agent still gets the full commission. No discounts for the seller finding the buyer, even if the buyer is his brother and the agent did absolutely

Can we get the rebate with one of your listings?
Almost all of our listings provide that the sellers can avoid any commissions if they
find a buyer on their own. As a service to our sellers, we refer buyer inquiries directly to the sellers if the buyer does not have an agent. I
f they make a deal, we don't charge any commission. This allows the sellers to drop their price by the amount of what the commission would have been.
The result is that you don't get a rebate from me, but will very likely get at least that amount of a price reduction from the seller.
What if the listing agent is refuses to show us the house, and it's vacant or the seller is never home?
Once you are working with me as my client, we'll discuss such situations with you if they come up. There are certain things I cannot advise you to do based
on Realtor ethical guidelines, but I may tell you what some other clients have told us they did in similar situations. If there is no other way to gain access,
then we'll show it to you.
