HOW TO AVOID THE 6% REAL ESTATE COMMISSION
The objective is to avoid the 6% commission, but still have the benefit of all the MLS & Realtor.com exposure. There is normally a 6% real estate commission that Realtors want to charge that you don't want to pay. Half, or 3% goes to the listing agent, and the other 3% goes to the buyer's agent (selling agent). You can cut out the first 3% by listing for a $495 flat fee instead of a 6% commission. At this stage, your home is on MLS & Realtor.com for the world to see just like all the 6% listings, but you only have to pay a 3% commission (or whatever commission you choose) if (and only if) a buyer's agent sells it. Many sellers are happy with that, because cutting the 6% commission down to 3% is fine with them.
